Casa Leana sleeps a maximum of 10.
Prices shown are for exclusive use of the property and grounds including pool. We only ever have one set of guests (maximum of 10) staying at any one time. Strictly no visitors permitted.
In order to confirm a booking we require 30% of the total rental fee as a non-refundable deposit. Your balance along with a £250 refundable security deposit will be due 15 weeks prior to your arrival.
It is important, if you have any special requirements or allergies, that you inform us at the time of your initial enquiry.
Casa Leana cannot be held responsible if you fail to tell us about special needs/requirements/allergies that will affect your holiday experience and this means we will not compensate you.
Your security deposit will be refunded by electronic bank transfer after a satisfactory inspection of the property has been undertaken.
Cleaning is done prior to your arrival and clean bedlinen and towels will be provided on a weekly basis. An additional cleaning service can be provided during your stay if required - please ask for price and details. Upon departure all rubbish must be removed and the house should be left in reasonable order.
Changeover is from either Saturday to Saturday or Sunday to Sunday during high season. Earliest arrival is 2.30pm and latest departure is 9.00am.
Casa Leana and its staff bear no responsibility for allergic reactions to food, house dust, insects or animals. Casa Leana shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s).
Unaccompanied teenagers are not permitted.
Strictly no smoking except in the gardens or outdoor areas.
Occupancy/Disturbances: In no event shall Casa Leana be occupied by more persons than the capacity of the property (10 guests maximum, no visitors) as stated on the web site. Guests are requested to follow civilized behaviours while staying at Casa Leana and are expected to be considerate to the local neighbours and not cause any inconvenience such as extremely loud noise or music which are prohibited by law and by property community rules.Parties with loud music and noise are not permitted and could result in the eviction of the guests from the properties and the withholding of the pre-paid sum of money as penalty of breaking community rules. In no event shall Guests assign or sublet the Rental Property in whole or in part. Guests must abide by quiet hours posted at Casa Leana. Violations of these rules are grounds for expedited eviction with no refund of any kind. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premises without any refund and additional charges may be assessed.

cancellation policy
If the guest cancels, any money they have paid will not be refunded*. If the balance payment is not received on or before the due date the booking will be automatically cancelled and the booking deposit will not be refunded.
* For our 2023 season, if the government of the country you are travelling from and/or the Italian government has restrictions in place due to the Covid 19 pandemic at the time of your planned holiday to Casa Leana which prevent you from travelling to Italy ("all but essential travel") then we will be happy to transfer your holiday to a future date of your choice (subject to availability). This credit may be used for bookings anytime between now and 1st September 2023.
For those wishing to cancel their stay entirely: Guests will be subject to our standard terms and conditions.
Cancellations or further date changes on COVID19 rescheduled bookings:
Should your rescheduled dates/booking be affected by COVID19 travel restrictions, further change of COVID19 rescheduled bookings will be allowed on a case by case basis. Future credits are at the full discretion of the owners, under consideration of government advice and travel restrictions in place at the time of future bookings. Any cancellations on the COVID19 rescheduled bookings that are not affected by government restrictions will be subject to the cancellation policy in place at the time of their original booking. ie. if guests were postponing their new dates, the new dates cannot be cancelled and will be subject to a 100% cancellation fee of the booking total.
COVID19 CREDIT NOTES:
For all change of date and postponed stays, bookings are subject to the rates at time of new bookings (ie. if guests are moving dates from a low season to a high season), guests will be required to pay the difference at the time of moving their booking to secure new dates. However, if guests are moving their dates from a high season to a low season, any unused credit will be refunded.
We are closely monitoring the situation and reviewing this policy as the weeks continue. We will make necessary changes as new government directives arise.
